Frequently Asked Questions about Selling Your Home

A.  When we meet with a seller, we bring current, comparable home sales to review with our clients to determine the best list price. All important factors such as home size, lot size number of bedrooms, bathrooms, garage spaces, and the condition of the home as well as many more factors will be evaluated and discussed.
A. Most sellers believe that spring is the best time of the year to sell a home.  We have found based on years of sales data there is no time of the year that is better to sell a home then another.  It is best to understand that when selling a home, your home will be in competition with other homes on the market.  By listing in spring, the competition is usually greater because most people list spring and summer. When listing in fall and winter the competition is less and can give the seller a great advantage because less homes are on the market.  There really is no better time of the year to list a home then another.
A. List price is very important. We work with our clients to make sure the list price is right. If a seller lists to high, the property runs the risk of sitting on the market too long. It is important to remember that buyers will be comparing your home at your list price to other homes at the same list price. Buyers of any products will buy when they see VALUE. If a home priced the same as your home is nicer they will not see value and will not make an offer. Listing too low may prevent a seller from getting the maximum amount for their home.  We at BDR work with our sellers to find the right list price.
A.  At BDR, we have at the experience and knowledge to guide you through getting multiple offers. Each offer will be presented to you, and we will evaluate each offer to help you determine what is the best offer to accept. There are many factors in evaluating offers. Price is important but other important factors can be the type of buyer financing, how much money the buyer is putting down on their loan, the types of inspections the buyer is requesting, and the settlement date.  We also have the experience and know-how to drive the price up in a multiple offer situation to help get you the highest contract price possible.
A.  You will need to sign a listing agreement to get your home on the market.  The listing agreement will outline the length of the listing term, the commission for selling you home, as well as disclosures that will answer questions about your home for buyers to review. All the forms in a listing agreement will be current and up to date and are written by the Maryland Association of Realtors. We will review the entire listing agreement with you so you will understand the documents and a copy of the listing agreement will be given to you for your records once you have signed the agreement.
A.  Typically, the costs associated with selling a home will include the real estate commission, state and local county real estate taxes, lien release and recordation fees if there is a mortgage. We are also able to prepare a net settlement estimate for our clients that will detail the fees and amounts as well as calculate an estimate of the proceeds a seller will receive for any given sales price.

A. Mortgage lenders recommend you do not stretch yourself beyond buying a home that is more than three to five times your annual household income.  If you are not purchasing a home with cash, you will need a mortgage pre-approval provided by your mortgage lender. Some buyers are concerned with keeping their monthly payments as low as possible, others want to make sure that their monthly payments never increase.
A.  The first and most important step in purchasing a home is working with a reputable local lender to get a pre-approval to purchase a home. During this process the lender will work up loan estimates for you so you can decide what monthly payment at what purchase price you feel comfortable with, the loan estimate will also detail the amount of down payment you will need at various sales prices. Once you have this information you will be able to decide the maximum purchase price you feel comfortable with.
A. The home buying process typical takes about 30-45 days from the date you sign a contract to the time you settle on the home and get the keys.
A. It is important to hire a qualified licensed home inspector to perform a home inspection once you are under contract. At BDR, we have an extensive list of qualified inspectors if you need suggestions. The home inspector will inspect every aspect of the home a provide you as well as your agent a detailed report of every aspect of the homes condition. You will review the report with your agent and decide what repairs if any you will ask the seller to fix. The most important things to look for in a home inspection report are the failed items pertaining to the structure, safety, electrical, mechanical and plumbing in the home.
